Selecting the correct type of foundation for your house is an essential part of the design process. We can guide our clients to choose the optimum option for their specific situation.
In New Zealand, two main foundation types are typically used: piles and concrete slab. These can be further divided into sub-categories.
There are a number of factors that could influence your decision making:
- For extension projects, it is best to match the existing type of foundation. However, if the minimum ground clearance cannot be achieved you may have to consider other options.
- On a flat building platform, concrete slabs are generally cheaper than piles. Piles are more suited to sloping land.
- Piles may be cheaper on a soft site requiring deep excavation.
- Customers who are using the owner builder exemption would not need to pay for labour, which means pile foundations may be a more affordable option.
Pile Foundations pros:
- Easy to relevel
- Allows for more insulation
- The crawling space is convenient for maintenance or future alterations
- Situated higher above the natural ground level
Concrete Slab pros:
- Strong and durable, does not rot when exposed to excess moisture
- Thermal mass, can store heat or cold
- Level and silent
- More suitable for accessibility
